Pembroke Glass Bottle Residential, Sandymount
Now under active construction, Phase 1 of the Glass Bottle Masterplan will contain 564 apartments in a mix of tenures, residential amenity spaces, and around 400m² of retail and café space.
Split across three blocks with courtyards and green spaces in between, the development forms the southwest corner of the development site and shares boundaries with Sean Moore Road and the local GAA club. These three blocks are further subdivided through indents and projections of the facade and through their materiality. This diminishes the overall scale of the facade while humanising and bringing identity to each residential core. Inset balconies are added to modulate and further reduce the scale of the facade along with interlocking the block forms to animate corners. Finally, the building’s parapet heights are varied to reduce massing and further enhance the visual appearance of the individual buildings in the blocks.
The Central Boulevard, which will form the arterial spine of the entire masterplan, is a prime pedestrian link down to the Village Green and the Coastal Park.
Activation of the street edges and within the courtyards has been carefully considered with the aim of bringing life to the public realm. Animation of the street is achieved through carefully locating retail units, a cafe and residential amenities which include a gym and coworking lounge. This animation encourages connectivity between the residents and the public realm to provide spaces where people can meet and interact. Provision of commercial units to enliven the ground floor at the junction of the Central Boulevard and Sean Moore Road is a core component of the outward facing development and facilitates integration with residents of adjacent neighborhoods.
These BREEAM Excellent and BER A2 homes will begin to welcome residents in late 2025.
